A retail property in the heart of Galway’s shopping district is on sale with an asking price of more than €2 million.

Commercial agents Lambert Smith Hampton are handling the sale of 35 William Street, seeking offers in excess of €2 million.

The four storey building with a basement is currently occupied by tenants Fields Jewellers under a 15 year lease worth €125,750 a year, reviewed every five years.

Fields Jewellers are an Irish owned jewellery retailer with 14 branches nationwide. Their lease will not be affected by the sale of this property.

Located right in the heart of Galway’s retail district with close connections to Shop Street, Eyre Square, and Eyre Square Shopping Centre, this building is a prime investment property.

The ground floor of the building is wholly given over to retail while the three upper floors consist of retail space with ancillary offices and other uses.

Nigel Kingston, director of agency at Lambert Smith Hampton said, “Following our sale of 48 William Street, which went for well in excess of its €2m asking price earlier this year, we know that the appetite is there for prime investment properties of this nature.”
