Planning permission has been granted for the construction of 82 houses and apartments on the Letteragh Road, on the west side of Galway City.
The city council has greenlit plans by Burkeway Homes for a residential development on a 2.37ha site to the north of the existing Fánán housing estate, with a derelict bungalow and outbuilding on the site to be demolished.
The housing in this new estate will consist of 53 houses, along with 14 apartments, 8 duplex units, and 7 community homes.
Access to the estate will be via an entrance on the Letteragh Road, where the developer intends to build a footpath. It will have a total of 136 parking spaces.
On top of the units for Ability West, another eight units in the estate will be designated to satisfy the legal Part V social/affordable housing requirements.
Planning permission was granted to Burkeway Homes with 26 conditions attached. Among those, the proposed footpath along the Letteragh Road must be part of the first phase of the development.
The developer must also carry out a Bat Survey of any trees, structures, or other potential roosts on the site before construction work takes place.
The council also said that additional trees must be planted along the streets of the estate, and along the east of the site.
Burkeway was also required to provide more amenities for teenagers as part of a revised landscape plan.
And the developer will also be responsible for a full road width realignment of that section of the Letteragh Road.
The final condition barred corporate entities from being the first buyers of any of the houses or duplexes in the estate.
Ability West, the registered owner of part of the site in the application, wrote a letter of support for the project, as it includes valuable new facilities for the charity.
Part of this development will include the construction of a day service centre for the charity, with the capacity to cater for 25 people.
