Planning permission refused for 44 Ballinasloe houses

Galway County Council has refused planning permission for the construction of 44 houses in Ballinasloe.

Crownbell Ltd submitted two separate planning applications for 38 and 6 houses respectively at Pollboy, Ballinasloe.

Both developments were to be located on infill sites at the existing Cuil Na Canalacht estate on the south side of the town.

The larger development of 38 houses was to go in a central location in the estate, while the other 6 houses were meant for the south east corner of the estate.

In relation to the six houses, the county council said that the proposed design and layout was deficient due to its juxtaposition with the local road, and a lack of public open spaces overlooked by the homes.

For the larger application of 38 houses, the council noted that the site is zoned for Open Space Recreation & Amenity in the Local Area Plan.

The proposal was therefore incompatible with zoning provision, and would “set an undesirable precedent for similar such development” in the area if allowed.

The county council also refused permission due to the lack of pedestrian connectivity to the wider area, which would pose a hazard to pedestrians.
